About the 10×12 Shed

The 10x12 is the most popular shed size we sell, full stop. 120 square feet is the sweet spot where you can store a riding mower, add a workbench, and still have room for the seasonal overflow — without needing a bigger footprint that eats up the yard. Almost every backyard in Northern Virginia and the Shenandoah Valley has a spot that will take a 10x12.

Every 10x12 at Shenandoah Sheds is hand-built by Amish craftsmen with real pressure-treated runners, framed roofs (not trussed), and your choice of LP SmartSide or vinyl siding. Standard 6-foot double doors or a single 36" door plus a walk-through option. Add a loft, a workbench, or extra windows — whatever fits how you'll actually use it.

A base 10x12 starts around $5,500. A fully-optioned 10x12 with a workshop package, loft storage, and upgraded siding runs closer to $7,500. Financing available. Free delivery and setup within 30 miles of White Post; delivery anywhere in Virginia, West Virginia, and Maryland.

10×12 Shed FAQs

Yes — a standard riding mower (about 48–54" cutting deck) fits comfortably in a 10x12 with room for a workbench and additional storage along the walls. Zero-turn mowers with wider decks may need a 10x16 for comfortable movement.
Permit requirements for residential accessory structures vary by Virginia county. Many Virginia jurisdictions don't require a building permit for sheds this size, but setback rules, foundation type, and HOA restrictions still apply. Check with your local zoning office before ordering — we can help with documentation.
10x12 sheds from Shenandoah Sheds start around $5,500 for a basic A-Frame and range up to about $7,500 for a fully-loaded workshop configuration. See current in-stock 10x12 inventory for exact prices.
A level gravel pad is standard for a 10x12 — typically 8" of #57 stone on a compacted base, 12" beyond the shed footprint on all sides. Concrete pads work too but are usually overkill for this size.
