A 12×20 shed gives you 240 square feet of secured, dry, code-compliant space — roughly the footprint of a one-car garage. For most homeowners, that’s enough room to park a riding mower with attachments, store a full set of yard tools, and still have a workbench in the corner. Every 12×20 we deliver is built by Amish craftsmen.

It’s the most-requested size at our White Post lot for a reason. Smaller sheds (8×12, 10×12) work for basic storage but get cramped fast. Larger sheds (14×32+) require permits in most Virginia counties. The 12×20 falls in the sweet spot — generous space without zoning headaches.

12×20 Shed Delivery

We deliver 12×20 sheds fully assembled. There’s no flat-pack to put together — your shed arrives ready to use the same day.

Site requirements for a 12×20: a level pad at least 14×22 (we need 1 foot of clearance on each side), gravel or concrete base, and a path wide enough for our shed-mover trailer to reach the site. We’ll walk you through site prep before delivery — call 540-869-4050 to schedule a site visit.

Delivery is free within 30 miles of White Post, VA. A per-mile rate applies up to our 75-mile service area, which covers Winchester, Front Royal, Leesburg, Harrisonburg, Strasburg, and into Loudoun, Frederick, Fauquier, and Prince William counties. See delivery areas for the full list.

12×20 Shed FAQs

It depends on your county and zoning. In Frederick County, sheds under 256 sq ft don't require a permit — and at 240 sq ft, a 12×20 fits under that threshold. Loudoun, Fauquier, and most Shenandoah Valley counties have similar rules but may require setback compliance. Always check with your local zoning office before ordering.
A level gravel pad is the most common and most affordable. Use 4–6 inches of crushed stone (#57 stone or similar) over compacted earth, contained by 4×6 pressure-treated timbers. Concrete slabs work too but aren't required. We deliver onto a properly prepared pad — see our site prep guidance on the customization page for specs.
From order to delivery: typically 6–10 weeks. The Amish workshops we partner with build to order. We'll give you a target delivery window when you place the order.
Yes — and it's free on our Lofted Barn style. The loft runs the full 12-foot width and gives you roughly 120 sq ft of overhead storage, perfect for seasonal items or things you don't use often.
Usually $400–600 more for the 12×20, depending on style and options. The extra 2 feet of width gives you 40 more square feet — almost always worth the upgrade if your site can accommodate it.
Tightly, yes — one full-size car plus a compact car, or two compacts. For a comfortable 2-car garage, look at 14×24 or 14×28 instead.
8 feet standard. We can build 10' or 12' walls if you need taller door openings (for example, to drive in a riding mower with a ROPS bar) — extra cost applies.
