Delivery & Site Prep

Portable garages are delivered in one or two sections depending on size. Site requirements are more stringent than a typical shed:

  • Level pad sized at least 2' beyond the building on each side (room for trailer maneuvering)
  • Concrete pad or 6–8" compacted gravel base
  • Truck access for a 30'+ delivery trailer
  • Clear overhead clearance (10' minimum along the path)

It depends on the size and your county. A 12x20 (240 sq ft) sits just under the 256 sq ft threshold most Virginia counties use, so it usually needs no permit. A 12x24 (288 sq ft) is over that threshold and typically does require one. We provide drawings and specifications for permit applications — most approvals take 2–4 weeks. Setback rules apply regardless of permit status.
Yes. Real wood framing + a metal roof + pressure-treated runners handle snow loads, ice storms, and freeze-thaw cycles for 30+ years of normal Virginia weather. Reinforced trusses are available for higher snow loads.
