A run-in shed is the simplest, most cost-effective way to give horses, cattle, goats, or other livestock year-round shelter without the cost and complexity of a full barn. Three solid walls block wind, rain, and snow; the open front lets animals enter and exit at will — no opening and closing doors, no daily routine, no animal stress.

Our Amish craftsmen build run-in sheds with real dimensional lumber framing (no particle board), pressure-treated runners, and metal roofing rated for 30+ years. They’re built to sit on a level gravel pad and weather decades of Virginia weather — driving rain, summer heat, ice storms, the works.

Delivered Fully Assembled

Your run-in arrives fully assembled on a specialized shed-mover trailer — no flat-pack, no on-site build. Site prep is simple: a level gravel pad sized at least 1 foot larger than the shelter on each side, with a clear path wide enough for the delivery trailer to reach the spot.

Delivery is free within 30 miles of our White Post, VA lot, with a per-mile rate beyond that up to our 75-mile service area. Custom orders typically run a 6–10 week lead time from order to delivery. See delivery areas or find sheds near you to confirm coverage for your address.

Run-In Shed FAQs

Most Virginia counties don't require a permit for run-in sheds under 256 sq ft (which includes our 10x10 and 10x16 sizes). The 10x26 is right at 260 sq ft — check with your local zoning office. Setback requirements still apply regardless of permit status.
A level gravel pad is standard and most affordable. Use 4–6 inches of #57 crushed stone over compacted earth, contained by 4x6 PT timbers. Concrete pads work but are rarely necessary — the pressure-treated skids resist rot for 25+ years on gravel.
Two horses comfortably, three if they get along. Run-ins should size to the LARGEST horse plus 1–2 feet on each side. Mini horses or goats fit many more.
Yes — most common on the 10x26 size. We add an enclosed 10x10 tack room on one end, with the open shelter portion on the other. Tack room gets a door (sliding or Dutch), insulation optional.
Most do, especially in heavy rain, snow, or extreme heat. Some horses take 1–2 weeks to start using it. Position the open side AWAY from prevailing wind (typically facing south or east in VA).
Typical lead time is 6–10 weeks from order to delivery. We schedule delivery once your shelter is built and your pad is ready.
